We may be in the middle of a pandemic, but the real estate market doesn't seem to be slowing down. More people have time to look for homes, move/pack and we're seeing record-low mortgage rates, so it turns out home sales are up. According to an article by the Dallas News: "After steep declines in April and May, North Texas home sales rebounded in June. Area real estate agents sold 16% more single-family homes than in June of 2019."

But, just because it is a seller's market doesn't mean that you can put your home out there as is and hope for the best. Make it stand out online

The Millennial generation now makes up most of the home buying market and virtually all millennials (98%) use the internet for their home search—and 78% of them found the home they purchased on a mobile device last year (source). In other words, photos are everything. Price fairly

Even though it is a seller's market, don't go too high on your asking price. This will decrease the number of offers. The fewer offers you have, the less of a chance of a bidding war. You want multiple offers to encourage competition. Check out what other homes in your neighborhood are valued, consult your realtor and go from there.

Get a home inspection prior to listing

This seems like a tedious to-do item, but in order to get multiple offers on your home quickly, you should go ahead and get the home inspection performed so you have answers for potential home buyers. Plus, it's impressive to have this done ahead of time and make it accessible to home buyers! The honesty and transparency you're giving them will elicit trust and attract multiple buyers.
