Why is my house not selling?

When you hear that it's a "seller's market" very much like the Dallas/Fort-Worth area is, but your home has been on the market for one month, then two months and approaching three, you may start questioning what the issue is. As mentioned in our previous blog post, homes in the Dallas area spend about 76 days on the market. Which is not a short amount of time by any means, especially if you're trying to get out of there.

So, why is your house not selling? Check out the following four reasons your house may not be selling and how to fix it.

1. The online photos are not professional quality.

You only get one chance to make a good first impression with anything, but unfortunately for your home, this will take place online. One bad photo can really turn a potential homebuyer off and cause them to move onto the next listed home. Did you or your realtor hire a professional photographer to take the photos? If not, you should.

2. You don't have the right realtor.

A realtor is someone you hire to do you a professional service the right way. You should trust them. You're essentially paying them through the commission they receive on your home, so if you don't feel like they are 100% on your side, it may be time to look for a new one. Whether it's an overall absence of communication, consistent unprofessionalism, or lack of concern for your best interest, it's ok to let them go. Your home is your biggest investment!

3. The price is too high.

We know your home is worth a lot to you. You've probably created priceless memories in your home, and you've put your heart and soul into it. However, it's important not to overprice your home because, like bad real estate photos, potential homebuyers will automatically click "next" on your home when they see the price tag. Be sure to assess the market value on homes in your neighborhood and price accordingly. Already listed it too high? It's not too late to reduce the price although you may want to take it off the market and then back on again with the updated price.

4. The house is cluttered and/or not clean.

Ok so you have the incredible real estate photos, they're professional, well lit and inspire someone to come check your home out in person. Well, if you're still living in your home, make sure the expectation matches the reality or your setting yourself up to be a huge disappointment! Are those crumbs on the breakfast table? Is that toothpaste residue in the sink? Why is there pet hair all over the rug? You don't want these things to be the main focus when viewing your home.
